What You’ll Pay for a Home
In the first half of 2026, resale homes in Solera Chandler ranged from the mid-$300s for a 1,158-square-foot home with original finishes on a standard lot to nearly $700,000 for one of the community’s most desirable homes. The median sale price was in the mid-$400s. The highest-priced sale was a 2,425-square-foot home built in 2002 that commanded a premium because of its larger floor plan, upgraded backyard, 2.5-car garage, and highly desirable golf course location. The property offered views of two fairways, a lake, and the Solera clubhouse and amenity center. As in many active-adult communities, lot location, views, home size, and the extent of interior and exterior updates can have a significant impact on value.

All homes at Solera were built between 2001 and 2005. The benefit is a fully established community with mature landscaping and settled neighbors. The tradeoff is older construction compared to newer communities like Encore at Eastmark or Sun City Anthem at Merrill Ranch.
Lot Variety
Lots at Solera vary. Some homes back to walking and biking trails, which residents value for the added open space and views. Most homes sit on traditional residential lots. Golf course lots typically command a premium and tend to be the most sought-after resale properties in the community.
Backyard Fencing
Homes at Solera were not originally built with fully fenced backyards. The HOA allows block wall fencing, provided neighboring homeowners don't object. If a fully enclosed backyard is important to you, verify this for any specific home you're considering.
