How to Compare Communities
As you read the guides, these questions help separate a good fit from a great one:
What's your comfortable budget? Each guide lists the community's median home price, a helpful starting point for seeing where your budget fits. Look beyond the purchase price, too. HOA fees, property taxes, insurance, and upkeep all affect what a home really costs each month.
55+ community or traditional neighborhood? An age-qualified community offers a built-in social life, with neighbors at a similar stage of life and activities right outside your door. A traditional neighborhood offers a mix of ages, often closer to family, shopping, and established dining. Both can be a great fit. It depends on how you want your days to feel.
Large-scale or boutique? Larger 55+ communities tend to offer more amenities, more clubs, and a busier social calendar, with something happening nearly every day. Smaller, boutique-style communities often feel quieter and more personal, and it can be easier to get to know your neighbors.
How active do you want to be? Some communities center on golf, others on pickleball, fitness, and clubs. A few have on-site restaurants, while others rely on nearby dining.
Newer or established? Newer communities often mean modern floor plans and builder warranties. Established communities often offer mature landscaping, larger lots, and resale homes at a wider range of prices.
How far is too far? Consider your drive to the airport, your doctors, family, and the places you'll go every week.
What do the HOA fees include? Compare what's covered, not just the monthly amount.
Gated or not? Some buyers value a gated entry, while others prefer an open neighborhood.
55+ Communities by Region
East Valley: Sun Lakes, Solera Chandler, Trilogy at Power Ranch, Encore at Eastmark, Ovation at Meridian, and Encanterra are close to established shopping, healthcare, and two airports.
Pinal County: Province in Maricopa, Solera Johnson Ranch in San Tan Valley, Sun City Anthem at Merrill Ranch in Florence, and Robson Ranch in Eloy often trade a longer drive for more space and value.
West Valley: Communities such as PebbleCreek, The Grand, Victory at Verrado, and Trilogy at Vistancia serve buyers who prefer the west side of the Valley.
City and neighborhood guides: Chandler, Gilbert, Scottsdale, and Ahwatukee are traditional, all-ages communities for buyers who'd rather not be in an age-qualified community.
Before You Visit
Read two or three guides, note what stood out, and list your must-haves. Visiting in person, ideally on a weekday morning when activities are underway, tells you more about how a community feels than any photo can.
Touring a new build community? Bring your REALTOR® on your first visit to the sales office. Many builders require your agent to be with you, or registered, at that first visit in order to represent you, and once you've signed in on your own it’s usually not possible to add representation later. Having your own agent means someone is looking out for your interests, not the builder's. That includes helping you think through electrical and outlet placement and design selections, reviewing the purchase contract, and recommending an independent inspector to confirm the builder's work at key stages of construction.
Try before you buy. Several 55+ communities offer short stays in a furnished home, so you can use the amenities, explore the area, and meet the people who live there before you decide. Jill has done a stay at Robson Ranch herself and found it gave an inside look that a tour can't match.
Robson communities: PebbleCreek in Goodyear, Robson Ranch in Eloy, SaddleBrooke Ranch in Oracle, and Quail Creek in Green Valley offer two- and three-night Preferred Guest stays. Robson reimburses the cost of the stay with a new home purchase, with terms applying.
Trilogy: Ridgecrest, a boutique Trilogy community within Vistancia in Peoria, offers a three-day, two-night Discovery Stay.
Availability changes throughout the year, and Jill can help you find out what's open and book your stay. Program details are based on builder websites as of October 2026 and are subject to change.
Every community has its own personality, and this page is a starting point for comparing Arizona 55+ communities with broader city and neighborhood options across Greater Phoenix and nearby areas. Consider what matters most to you: location, housing style and age, amenities, HOA costs and rules, and access to everyday services or the airport.
The cards below open detailed guides covering housing, recreation, fees, location, and each area’s overall setting. Some guides focus on age-qualified communities, while others cover cities or neighborhoods offering a wider range of housing choices. Explore several guides, note your priorities, and compare the tradeoffs before narrowing your list.
This is not a complete list of Arizona’s 55+ communities or cities. If you’re considering a community or city that isn’t shown here, contact Jill to discuss the location and how it compares with the options currently featured on the site.
