Ovation at Meridian: At a Glance

New 55+ homes in Queen Creek, Arizona — a smaller, gated community where the homes are current, the amenities are fresh, and your family is close.

Ovation at Meridian is a gated 55+ community in Queen Creek, Arizona, built within the larger Meridian master-planned development. Taylor Morrison — which took over from William Lyon Homes — is still actively building here, which means buyers can choose between brand-new construction and resale. That's a flexibility most active adult communities in the East Valley no longer offer. Some homeowners enjoy selecting their finishes and landscaping, while others prefer the convenience of moving into an upgraded resale home without waiting for construction to be completed.

With 780 homes at buildout and a 14,000-square-foot clubhouse, Ovation has the feel of a smaller, more intimate neighborhood. The amenities are modern and purpose-built. The community is young. Many residents were among the first to arrive and that gives it a still-forming energy that some buyers find energizing and others find less settled. Where you land on that depends a lot on what you're looking for.

What clearly sets Ovation apart is its location in Queen Creek. A lot of young families moved to Queen Creek over the last decade and my clients often appreciate this community so that they can be close to their grandchildren in the area. And for buyers who want to move into a home where no one lived before, Ovation is one of the only 55+ communities in the Southeast Valley where that option currently exists unless you’re willing to move a little farther south to Florence or Eloy.

The Clubhouse

The 14,000-square-foot clubhouse at Ovation was designed for an active adult lifestyle from the ground up. Inside: fitness studios, a billiards and social lounge, games and gathering space, a library and lounge, and a creative studio for arts and crafts. The heated outdoor pool and spa are the main social anchors through much of the year and bring people out even in cooler weather.

Outdoor amenities include pickleball courts, tennis courts, bocce ball courts, a pitch-and-putt, and dedicated dog parks. Walking and biking trails run through the community as well.

One practical amenity that deserves mention: front yard maintenance is included in the HOA. Mowing, irrigation, trimming — it's handled. For buyers coming from a larger home with years of yard work behind them, getting that off the list is something residents consistently describe as a quality-of-life improvement that they didn't fully appreciate until they had it.

Clubs and Activities

Ovation's club calendar is still growing relative to communities that have been operating for 15 or 20 years. Current clubs and activities include arts and crafts, Social Stitch, fitness classes, bingo, cards, trivia, dancing and singing, WalkFit, Dance Fusion, Grill and Chill, Chair Yoga, and cycling. The schedule is active and has expanded as the community has grown.

Golf Is Nearby — Just Not On-Site

Ovation at Meridian does not have a golf course within the community, and there are no golf course-view lots. That's a meaningful distinction for buyers who are also weighing Solera at Johnson Ranch or Encanterra. What Ovation does offer is proximity: three public golf courses within approximately 7 miles — San Tan Highland Golf Course, Las Colinas Golf Club, and Power Ranch Golf Club.

If you enjoy playing a few rounds each week but don’t need to live on a golf course, nearby public courses provide plenty of options. For buyers who want to walk out the back gate onto a fairway, or who prioritize a golf course view as part of daily life, that's worth factoring into the community comparison honestly.

How It Feels to Live Here

Ovation at Meridian has a different feel than many of the East Valley’s more established 55+ communities. Because it’s newer, the community is still developing its own traditions and social identity. Residents who have been here from the beginning describe it as a neighborhood where people are still meeting one another, launching new clubs, and building friendships that naturally grow over time.

The physical setting is clean, well maintained, and unmistakably newer. The homes have contemporary designs, the landscaping is attractive, and the clubhouse still has that fresh feel that comes with a newer community. Mornings bring walkers onto the trails, while the pickleball courts and pool become natural gathering places throughout much of the year.

What you won't find at Ovation is the deep social infrastructure of a community that has been running for 15 or 20 years. There is no established bistro where the regulars gather after a round. There is no art guild with decades of shows behind it. If you are the kind of person who would rather help build something than step into a community that already has everything figured out, that can feel like an opportunity. If you want to arrive and find a fully formed social calendar, it's worth understanding where things stand right now.

The Queen Creek location adds a lot to the daily picture. Queen Creek Marketplace, Fry's, Safeway, Target, Sprouts, Walmart, and a growing corridor of restaurants and services are all within 10 to 15 minutes. Local favorites like Queen Creek Olive Mill and Schnepf Farms help preserve the area’s agricultural roots while adding year-round events, dining, and entertainment. San Tan Regional Park is a short drive away for hiking and trail riding.

Mesa Gateway Airport is approximately 20 to 30 minutes from Ovation, adding a meaningful convenience for seasonal residents traveling to and from many Midwest and Pacific Northwest cities. Phoenix Sky Harbor is approximately 45 to 60 minutes and offers full airline coverage to a broader array of destinations. Banner Ironwood Medical Center is approximately 5 to 10 minutes away, while additional healthcare options—including Banner Gateway, Mercy Gilbert, and Banner MD Anderson Cancer Center—are within about 20 to 30 minutes.

Ovation at Meridian May Not Be the Best Fit If You…

  • Prefer a mature community with established landscaping and decades of character

  • Want golf to be a central part of the community lifestyle or prefer living on a golf course

What You’ll Pay for a Home

New home pricing at Ovation typically starts in the mid-$400s before lot premiums and design center selections, with most homes ultimately pricing into the $500s depending on floor plan, lot, and upgrades. As with most new home construction, many buyers spend an additional 15–20% of the home’s base price on upgrades. Builder pricing and incentives can change as market conditions and sales pace evolve. Contact me for the latest pricing, available homesites, and current builder incentives before visiting the sales office.

In the first half of 2026, the median sale price was in the mid-$500s, with prices ranging from the low $400s for a 1,661-square-foot home backing to Meridian Road to the low $700s for a 2,258-square-foot former model home with extensive builder upgrades on a premium lot backing to open space.

Because Taylor Morrison is still actively building, buyers often find themselves deciding between a brand-new home with today’s finishes and incentives or a resale with completed landscaping and upgrades. Depending on pricing and builder promotions at the time, either option can represent the better value.

What to Know Before Buying

HOA Fees and What Is Included

The HOA fee includes front yard maintenance, including mowing, irrigation, and trimming. When comparing communities, it’s worth looking at the total monthly ownership cost rather than the HOA fee alone. Ovation has a single HOA, making the fee structure straightforward compared to communities with multiple associations.

New Construction vs. Resale

Taylor Morrison is still actively building at Ovation. New construction allows buyers to choose their lot, select finishes, and move into a home where no one has lived before. The trade is time — build timelines vary and are worth understanding early in the process. Resale homes offer a chance to see a finished product with upgrades potentially already included, and a faster closing timeline.

If new construction is a serious consideration, understanding the current available lots, the active phase of the community, and what the surrounding neighborhood looks like at the time of purchase is worth doing before going under contract. Visiting the Taylor Morrison sales center alongside an independent agent is the best way to get the full picture.

Home Sizes and Series

Ovation homes are organized into three collections:

  • Series 1: approximately 1,461 to 1,721 sq ft (2 bed, 2 or 2.5 bath, 2-car garage)

  • Series 2: approximately 1,811 to 2,149 sq ft (2-3 bed, 2.5 bath, 2-car garage)

  • Series 3: approximately 2,337 to 2,499 sq ft (2 bed, 2.5 bath, 2 or 3-car garage)

All floor plans are single-story and single-family.

Meridian Road Traffic

Traffic along Meridian Road is expected to increase as the area continues to develop. Buyers considering homes that back to the road may want to visit at different times of day to evaluate noise levels.

THE GOOD LIFE AZ TAKE

Ovation at Meridian fills a unique niche in the Southeast Valley 55+ market. It’s one of the few communities where buyers can still purchase a brand-new home in Queen Creek while staying close to family, everyday services, and Mesa Gateway Airport. The amenities are thoughtfully designed, the homes feature contemporary floor plans, and front yard maintenance included in the HOA is a practical benefit many residents come to appreciate.

The honest trade-off is that Ovation is still a community in formation and intentionally smaller in scale than many of Arizona’s premier 55+ resort communities. While the amenities are attractive and thoughtfully designed, they don’t offer the same breadth of facilities, dining options, clubs, or social infrastructure you’ll find in larger communities like Encanterra, Robson Ranch, PebbleCreek, or Sun City Anthem at Merrill Ranch. There isn’t an on-site restaurant, and golf course living isn’t part of the lifestyle here. If those features are high on your wish list, another community may be a better fit. But if you’d rather own a newer home in Queen Creek, stay close to family, and enjoy a more intimate community where you can still be part of its evolution, Ovation deserves a close look.
