The 29,000-square-foot Village Center serves as the social and recreational hub of CantaMia. Residents enjoy a fitness center, aerobics studio, indoor and outdoor pools, spa, and steam rooms. The CantaMia at Estrella Village Center also features a learning center, demonstration and teaching kitchen, library, computers, Tempo Café and a variety of multipurpose gathering spaces. Phoenix Sky Harbor is approximately 36 miles from CantaMia or roughly 40 to 50 minutes under normal traffic conditions. For buyers who travel frequently, this is a relevant consideration. The West Valley does not have the same regional airport proximity that Mesa Gateway provides for East Valley communities. In the first half of 2026, home sales in CantaMia ranged from the low $300s for a smaller 1,361-square-foot home to the upper $600s for one of the community’s premier properties. The highest sale featured the reported largest lot in CantaMia, a 2018-built home with nearly 2,200 square feet, waterfront location, guest house, upgraded landscaping with artificial turf and extended paver patio, and a model-like interior. The median sale price was $425,000. Homes with waterfront lots, larger parcels, guest houses, and extensive outdoor living spaces typically command the highest prices within the community.

Buyers considering new construction still have opportunities within CantaMia, although the community is nearing completion. As of mid-2026, Taylor Morrison’s base pricing starts in the upper $200s for a 1,361-square-foot home and reaches the upper $300s for its largest 2,326-square-foot floor plan before lot premiums and design center selections. Many buyers spend an additional 15–20% of the base price on upgrades and finishes, making the final purchase price significantly higher than the advertised starting price.

Compared with many newer West Valley active adult communities, CantaMia continues to offer an attractive combination of scenery, amenities, and value.

What to Know Before Buying

HOA Fees and What Is Included

CantaMia has a three-part annual HOA fee structure. Because it also includes Estrella Master Association dues, the combined monthly cost runs about $100 higher than some comparable communities, including nearby PebbleCreek and similarly designed Province.

The additional cost helps support not only CantaMia’s Village Center and Tempo Café, but also the lakes, trails, parks, and other amenities throughout the Estrella master-planned community. Even so, it’s an important number to compare when evaluating your overall monthly housing costs.

New Construction vs. Resale

Taylor Morrison is actively building at CantaMia, making it one of a small number of West Valley 55+ communities where new construction remains an option. New construction allows buyers to select their lot, choose finishes, and move into a home with no prior occupancy. The tradeoff is timing, as build timelines vary and are worth confirming early in the process.

Resale homes offer a finished product, often with upgrades included and a faster close. Because the community has been building since 2010, earlier resales are worth a closer look at the age of major systems: HVAC, water heater, roof, and appliances.

Area Development

One practical note worth mentioning: Shopping and dining options close to CantaMia are more limited than in most East Valley communities. This has been a consistent point of feedback from residents and one of the primary trade-offs of living in this beautiful setting.

The situation is likely to improve over time. Goodyear approved the Estrella 14 PAD in 2025, representing another major phase of growth within the Estrella master-planned community. In January 2026, the Goodyear City Council also approved Rio 1900, a separate 1,940-acre master-planned community near Estrella Mountain Regional Park with nearly 6,000 planned homes. Rio 1900 sits north of CantaMia and is not expected to affect the community’s southern mountain views. Site construction is projected to begin in 2027, with the first homes anticipated in 2029.

As the surrounding area continues to grow, additional retail, restaurants, and services will likely follow. Today, however, buyers should expect to drive farther for everyday shopping and dining than they would in many other Arizona 55+ communities.

And if your family or daily routine is centered in the East Valley, the drive deserves careful consideration.
