The Phoenix area isn’t one housing market—and neither is its 55+ market. Maricopa County’s Q2 2026 median sale price was $474,850, just 0.4% higher than the prior year, while Pinal County’s median held steady at $369,990. That price difference can create opportunities for retirees, first-time buyers and others looking for more home or community amenities for their money.

Buyers currently have the advantage in many areas, but the amount of leverage varies considerably. Sellers received approximately 95% of their original list price in both counties, and median market times reached 81 days in Maricopa County and 92 days in Pinal County. Among the featured 55+ communities, only three showed stronger seller conditions, while six were relatively balanced and eight leaned toward buyers.

That does not mean every home will sell slowly or at a steep discount. Updated, well-maintained homes with desirable lot locations can still attract strong interest when they are priced appropriately from the beginning. The right strategy depends on the city, community, price range, home condition and competing inventory—not simply the broader Phoenix-area headlines.
